Hi Victoria,
My office number is 775-786-1616 & my cell phone is 775-250-0739. In discussing the Reno/Sparks MSA for commercial real estate, clearly like most markets transaction volume has slowed down. But some of the large economic drivers for the area are still positive so in the long term, many investors & I personally are still bullish on the area. It really depends on which sector of the market individual investors like. Long term the industrial sector may be the way to go, about 30 miles east of here in development is the Tahoe/Reno Industrial Park, which upon completion will be the world's largest industrial park. The housing market is still in the sewer and usually the retail market follows housing. I'm still bullish on the retail sector for the long term.
The Reno/Sparks area as well as Carson City is still having population growth, due to some of the easy tax incentives I mentioned before. Employment is at a 20 year high, but the area is very diverse, like manufacturing & warehousing, and is not as dependent on the gaming industry as most people would think.
I've been on and off the phone most of the afternoon, and I about to run into a meeting, but I will call you if I see that you haven't called me.
Hi Victoria,
Thanks for leaving me a message on this database. For the most part living in Reno/Sparks is great, as I'm a local guy. The area has a good standard of living, educated work force being home to a major university, good weather with over 300 days of sunshine, numerous outdoor recreation activities, being so close to world famous Lake Tahoe. The local buzz is that in the next 10 years the area is going to make a large push to have the winter Olympics up at Lake Tahoe. The winter Olympics were here back in the 1960, I think.
Also the state of Nevada is a very "pro" business atmosphere. Nevada does not have a state income tax, corporate income tax, capital gains tax, inheritance tax, estate tax and other incentives to have business move to the state. Nevada is also a "pro" landlord state for apartment investors.
I don't have any clients or any clients with any investment in the southern California area. Majority of my clients are from the San Francisco or Incline Village areas, and we look in several different markets. If you know of anybody considering buying some investment properties in Nevada, I would very much like to network & work with you. I'll gladly pay a referral fee or if you would like me to do some consulting work I can do that as well. I do have several performing apartment listings, and an associate in my office has some performing office properties as well.
