What Do You Need
1. A 1003 completed, signed and initialed by the borrower. Please be detailed and specific. Include an AP for all borrowers.
2. Pictures of the current condition of the property. Please keep photos to front and back and one interior. (Color photos only)
3. A current credit report for the borrower(s). (Tri-merge with scores less than 30 days old). If you have one, if not we will provide.
4. A signed purchase agreement for a Purchase Loan. If Refinance mortgage statements on subject property and primary residence.
5. Both loan types need an operating history or rent roll. If you need a Rent Roll Form let know and I will provide one tailored to property type.
5. 2007 Business Tax Returns or personal tax returns as the case may be. Both if closing in a company name.
6. 2008 Profit and Loss Statement if there is a business entity involved.
7. Last three months bank statements for all business accounts and personal cash asset accounts.
Email me these items as soon as possible and I will structure the loan for underwriting. You should expect a term sheet within two days after receipt. We work hard at making your commercial application simple.
