A Bit About Me
Dear Real Estate Professionals,

I am a retired MAI appraiser and currently a licensed Texas real estate broker. I represent a buying fund who is RWA to purchase off-market distressed notes and assets. Brokers are welcome and protected. We can put up a 1% soft earnest money with the title company and will generally require 30 - 45 days to close. All income property types in major metros considered.

What Do You Need
Want to Purchase Distressed Assets - All income property types in major metros considered. Price range $3M - $20M or more. Brokers are welcome and protected. Assets or notes both are acceptable. Single assets or pools both okay. Target purchase price is 50 - 70 cents on the dollar.
What Do You Offer
Start with an LOI, then after 7 days convert to a 30 - 45 day contract and deposit 1% earnest money with title company and show POF. Close for cash. As a retired MAI appraiser, I evaluate the asset for my investor and I write the purchase LOI if we are interested in pursuing.
