thank you for allowing me to be your "friend" on this site. I am actively seeking private money, or an equity partner. I am not interested in hard money, only an equity partnership or private lender to provide capital for the purpose of buying discounted 1st Trust Deeds secured by cash flowing commercial real estate.
These notes I have acquired and will continue to acquire are non-performing, thus discounted heavily from face value.
My intention is to only own the note short term (3 - 6 months) before monetizing through predetermined exit strategies (changes case by case). Worst case scenario, foreclose take the (cash flowing) property back and do a fire sale below market value. Not interested in servicing the notes at this time.
I acquire these by using my relationships with the banks and special services via auction (sealed bid.) Because I'm known to perform, I'm given privileges when bidding that allow me certain advantages. If interested in partnering, or loaning private money, please contact me directly.

Three rules in particular, regarding Spam and common sense, are most often abused. The first, is that the Comment Wall is a part of another Member’s personal space. Don’t invade their space unless you are invited, or are a Friend. The second is that "CANNED" messages, with little or no relevance to the original post are considered Spam. And the third is inserting your own advertisement into another members post or query, also known as hi-jacking, is offensive.
