A large, active and functioning Network, who all are either buyers or sellers at some point. For one, I represent a very large private investor group backed by hedge funds and other private money, to purchase luxury residential, hotels/resorts, commercial properties who are "in trouble", need to short sell, and wants written guarantees against any deficiency judgments once the property is purchased by my client. This client is well-connected in the banking industry to make these types of deals happen direct with the owner's bank(s). This client has attorneys in all 50 States. They are not looking to bulk purchase REO's. I work with other private equity groups looking for finished lots anywhere in CA. In a nutshell: I have both buyers and sellers, including in the Affordable Housing field.
