Our investors have funded past projects in US nationwide, Mexico, Costa Rica, France, Romania, Egypt, Canada, China, India, Australia, South Africa, and many US and Europe friendly countries.

We represent several established and reputed funders from US, Europe, and Middle East. Our JV partners can fund up to 100% of your project in return for a 29%-49% equity position. Our direct lenders consider deals $10MM+ with no upper limit, 4-7%, up to 100% LTV, case by case. We work on the success fee basis. Borrowers will be responsible for fees payable to the financiers along the funding process. Nothing is paid or signed until the clients receive Offer Letter/Term Sheet/LOI from our funding sources and speak/meet with our funders or their authorized representatives/associates.Several financing options are introduced as below. We would like to know your level of interest.

STRAIGHT DEBT FINANCING 1
12% of the loan sum must be deposited with the Lender for the first year of the loan (Cash Deposit) at which point it will be deducted from the principal leaving 88% owing. The lender is generally able to assist the borrower to borrow the major portion of this Cash Deposit. This means that you borrower must have some equity to proceed even the lender can fund up to 100%. This portion can be as high as 5% case by case. That sum will be paid into an account in the client's name and under dual signature between the client and the lender. The lender is generally able to assist the borrower to borrow the major portion of this Cash Deposit. The lender will take a 51% equity position as collateral during the term of the loan which is returned to the borrower upon loan repayment. The lender does not require sharing project income; therefore the borrower has effectively raised 100% of the project cost without having to share equity. Pls also note that security is first charge over the Project and minimum requested is $25MM. Terms can be up to 15 years and rates are up to 6.5% fixed for the term. Funding available in both USD and Euros. Nothing is paid or signed until an Offer Letter / Term Sheet is given detailing terms and conditions. A meeting in person with the lender’s rep. is required. Suitable for all kinds of projects. Requested docx for quick review: executive summary, business plan plus proforma for at least five years, and bios of project owners/sponsors. Application forms might be required.



STRAIGHT DEBT FINANCING 2

This is a straight debt financing whereas 3% of the loan sum must be deposited with the approved bank in the Applicant’s own Attorney’s Trust Account at contract signing. This means that you borrower must have some equity (3%) to proceed even the lender can fund up to 100%. Pls also note that security is first charge over the Project and minimum requested is $10MM. Terms can be up to 10 years and rates are up to 6.5% fixed for the term, non-recourse, no penalty for early repayment. Independent due diligence will be conducted at the borrower’s expense. The lender will indicate likely cost when they issue the Letter of Acceptance and before the borrower has to make any commitment. Please also note the DD costs are normally between 30K and 75K USD depending on the nature of the project, location and site. Those costs are refundable at closing. That amount also includes legal costs of roughly 5-10K during the entire funding process. Deferred interest payments during development phase are available and repayment of loan can be organized as a balloon payment at the end of the term. Funding available in USD. Nothing is paid or signed until an Offer Letter / Term Sheet is given detailing terms and conditions. Preferred projects are all kind of Construction Developments, Properties, Hotels, Resorts, Hospitals, all kind of infrastructure projects, in short all projects where property of any kind (including land) is involved. All locations are acceptable with the exception of those countries where investments by US Companies are forbidden. A meeting in person with the lender’s rep. is required.
