Why CAP Was Formed

Commercial Asset Preservation, LLC, ("CAP") was formed to meet the need for a national provider of general maintenance, preservation, and inspections/evaluations of abandoned and nearly vacant commercial, industrial and multi-family real estate.

Maintenance

General maintenance and preservation consist of the tasks necessary to ensure that the property retains value and does not deteriorate from the physical state it is in when initially vacated, become subject to vandalism, or receive a citation from the local governing authority for its physical condition.

Historically

Historically, only a small percentage of the commercial properties in the United States were defaulted, vacant or abandoned.

As a result, until now there has not been a need for a national provider of general maintenance and preservation of abandoned and vacant commercial real estate.

However, since 2007, the downturn in the economy has caused a sharp decline in commercial occupancy rates.

At the same time the number of defaulting commercial properties is growing, with expectations of severely worsened numbers yet to come.

Conclusion

As such there is an unprecedented and growing need for a national provider of general maintenance and preservation of abandoned and vacant commercial real estate.
