I have a client looking to buy a Single-Tenant NNN deal.

 

Preferred area is Houston. But, elsewhere in the US will be considered for the right kind of deal.

 

We are looking for the following:

 

- preferred deals: O'Reilly's, Advance Auto Parts, Family Dollar, Dollar General

- other formats will be considered

- restaurants will be considered

- tenant needs to be quoted & national

- lease term 10 years or more

- cap rate 8.5% & higher

- this will be all-cash

- 25 days feasibility, closing within 10 days of that
