This same developer is looking for a $3M equity investment (loan) for a period of 3 years. The money will be used to take down the land for a total of 7.5 million. The interest on money will be paid annually at a rate of 12% with the full amount due returned after the project reaches stabilization and the permanent loan is in place.

The annual interest will be paid from the developer’s fee.

The land loan, as well as the debt, is already in place.

The project is a 400 unit age-restricted apartment community located in Aurora, just outside of Denver, Colorado. The Aurora area is one of the fastest growing high end markets in the Denver Metropolitan Area. The project is already adjacent to an age-restricted SFR community with an average price range of 700k with a golf course that our residents are able to use, also.

The project is already zoned and he is currently working on the plans. The total cost of project is around $60M. The senior market is very strong in Denver as well as Aurora. Just completed down the street about 2 miles is a 120 bed assisted-living facility showing the demand within the senior market.  Housing is strong and is back to pre-bubble prices as the market has seen a shortage in available units.
