seeking 11% cap rate office buildings and multi tenant retail

My client is seeking Office Buildings (any size) and Retail Properties (any size) with min 11% cap rate (actual) and Shopping centers with min 100k sq ft and min 11% cap rate (actual). 

 

If it's on a real estate website, we've already considered it.
