NNN properties

I am an investor and looking to buy two investment properties. Looking to get NNN, between $2.5M - $20M range, preferably 12% CAP and higher.

I have an Elderly Care facility up for sale, Net returns are around 20-25%, these things are cash cows. I have the direct source for these and there are multiple for sale in the Los Angeles area.
