We own a 15 unit mixed use property in shell condition Free & Clear.  The property is located in Philadelphia, PA.  The plans/drawings for renovation are in place, as are the renovation contractors, and the long term take-out financing.  

We are seeking short term (12 months) rehab financing in the amount of $540,000.  The completed value of the property after renovations & stabilization should be around $870,000.

Seeking replies from DIRECT LENDERS only, please no brokers (we are also commercial brokers), and no JV replies.
