I need funding for a new construction loan to build a medical office building approximately 220,000 sf with 7 floors and a parking garage structure for Phase II of our Palazzo at Voorhees project on Route 73, Voorhees Township, Camden County, New Jersey, just outside of Philadelphia in Southern New Jersey. The location is 1/2 mile from the new Virtua Medical Campus (120 acres, 1/2 Billion Dollars new hospital complex) being built on Route 73 (same side). Our Phase II building will be complimentary to Virtua Medical Campus and the only other large medical space facility in the area. As the older Virtua Hospital at another location elsewhere in the Voorhees is being closed out and there is a shortage of space on the new medical campus, there is a frenzy to look for medical space near the new hospital. Our project is only most feasible and large enough project for such needed space nearby. We need financing wrapping up with approvals this year for construction starting later this year or at beginning of 2010 to finish at end of 2010 or Winter/Spring 2011 to coincide with the grand opening of the new Virtua medical campus. Project needs $25 - $30 million in financing. We own the land. The new building will occupy approximately 7.5 acres in the back of the newly renovated shopping center being completed in September 2009 in Phase I. Please respond if you have any interests.

I assume time is of the essence here. Will the units be sold or leased and are there any pre sales or pre leases in place as of yet?

We are in the early conceptual stage right now. Thus, there is no prelease or sale yet although there had been informal interests by many different groups. I am under water right now suffering from a flu. Hopefully when I feel better I will email you the pro formas and executive summary.
