If anyone has a KMart anchored center, we have a need: We are looking to purchase off or on market stabilized (with vacancy), DEAD and Vacant or nearly dead (3-5 years remaining on lease term) dark big boxes or highly visible Industrial, Office, or the like (We work to add value to the properties by eliminating vacancy, pushing rents and conversion to our use. We like to bifurcate the excess parking and create pads near the street making them available for long term ground lease or outright sale. I need 50,000 people making $50K in a 3-mile radius of the property. We like higher incomes and traffic counts. We will also consider Office and Industrial sites that are highly visible, freeway visibility is great. Buildings should be at least 40,000 SF up to 150,000 SF.
