Current hotel market attests to the average selling price of INT-CORR franchised hotels in good MSAs of about 3.6xGRR - a hotel with GRR of $1M will sell for about $3.6M or a bit more. And the lenders will be happy to fund the purchase for qualified buyers.

Owner has owne the attached hotel since 2000, visited it 3 or 4 times in all those years. They want to sell it and retire. Asking price is about 3.3xGRR - will sell for close to it. 

This post is for principals but for brokers, at this price your buyer should be happy to compensate you.
