This is a 4200 (+/-) Multi-Family & Assisted Living complexes located in AZ, CA, NV, TX, NJ offered from a financial institution. We have this one direct. 8 Billion (+/-) tape they are all commercial REOS performing and cash flowing. Looking for 60 cents on the dollar can be hand picked from but prefer entire take down. After you review the list of assets, identify what properties you have interest in by using highlight/color fill feature in Excel, use yellow to highlight the assets you like and send the spreadsheet back to me. Then I will forward an NCND to you for endorsement, upon my receipt of the fully executed NCND (including the signature of your buyer), we will setup a call between the buyer and the seller/Rep.

Cash flowing, if non cash flowing, must have a compelling value play story

10 Cap or Greater

Class B Properties

"Off Market Properties"

Purchasing: Multi-Units 100 or more, Hotels, Industrial, retail, Assisted Living, Student housing, busted developments(25Million or more),shopping centers(must have a major anchor), mobile home parks ,and any commercial that makes sense.

All cash buyer expects a real discount because they can close within 21 days

 Main Focus is on the areas of California, Arizona, Nevada, and Colorado, will buy in other areas of the country if a strong deal
