Genuine SubPrime (not hard) financing available for 5+ units and mixed use

A lot of investors feel like they must use private capital or private lenders in order to increase their holdings when they cannot get conventional financing. There ARE alternatives available.  "Subrpime" lending is back although not in the way we all remember it (the bad way).  The good way financing is available includes; State income loans; loans while in NOD or just after Foreclosure; Loans while in BK or immediately after discharge, and some requiring only a small proof of assets.
