Hi, 

We've put in an offer for $1,333,000 on an O'Reilly's in Georgia. 

I think they will be putting down between $700k & $800k in cash as far as I know. 

My clients are both from Mexico but I'm not sure if either of them is a US citizen. 

The O'Reilly's lease agreement is:
- backed by O'Reilly's Auto Parts (great credit tenant)
- 19 years long, expires January 31, 2029
- year one rent is: $9166.00 per month and $109,992.00 per year. 
- LTV will be around 43% if they put down $750k in cash. 

The building is new, built in 2009.

We're fine with 5, 7 or 15-year balloons.

I need to find out if they have a US credit score
And what the income looks like

I need 1003 of principals
Credit if you have it
Income and expense on property
2 years personal biz returns (or at least a figure of gross and net income)
Pics or appraisal
Exec summary
