car wash/ lube/detail & self serve bays great deal

looking for funding $800-$900,000

Car wash /lube center / detail bays/ self service bays. all about the three L's, the past 2 operators were not car wash operators but persons who felt how hard is it to wash a car!! Well when the equipment is 20 years old and probably would do more damage and not actually being able to clean a car properly never mind professionally then it becomes very hard "to wash a car"!  This was a grand car wash in its day but 20 years later its way past due for renovation. All original equipment (even cloth) I tried to tell previous owner you should not be washing cars with this equipment.  The area is being renovated by the new Philly's triple A ball park (right next door) and has the highest attendance in the country over 600,000 annually. Although the wash has been closed for almost year now, everything around it is being revitalized by the ball park (see summary).

 Have an MAI certified appraised value “AS IS” for $980,000,  not inclusive of equipment and furnishings (approximate value of equipment and furnishings not included minimum $250,000). A new equipment package (most is not included in the previous stated $250,000) cost $260,000 + 92,000 installation labor/parts. Needs a new exterior facelift and other minor improvements and repairs costing approximately $100,000.

Have $220,000 to invest and have secured contract with $20,000 down another $25,000 due in 10 days with 40 days to close can you help? Have business plan (long winded) executive summary, full submitted SBA projection package- monthly & annually, P&I, balance sheet, site analysis, on & on. Also have an SBA approval if needed for a bridge loan.

 I have 20 years experience-operator, manager, owner, also have been involved in building, renovating, opening, applications to towns planning and zoning boards, construction to grand openings of multiple washes.
