Apartment Buildings Wanted: Florida & the Southeast

I’m looking to meet and develop relationships with real estate brokers and property locators in Florida and Southeast, and to locate apartment buildings in those states.

Here is what I’m looking for:

1. 10-100 Units
2. B or C class
3. Some type of upside/value play…bad management, high vacancies, deferred maintenance, rehab, late payments, overdue taxes, ownership/partnership issues, etc.
4. Any part of the state.
5. Any age
6. No CAP or Occupancy requirements
7. No price restrictions

My only restrictions: must be direct to owner, and nothing on major websites (loopnet, showcase, cmls, etc)
