Can these properties be sold separately are they only being offered as a package dependent on location?
Not at that price. This was priced as a package. If you have interest in just Texas that would be fine. The Seller really does not want to break up Florida.

Buyer looking for a portfolio of multi-family Class A or B properties with the following criteria:
1) Minimum 1,000 units (no maximum given) in the portfolio
2) Minimum individual property size 200 units, ideal size is 200 to 250 units per property
3) CAP rate based on actual NOI – 8% minimum
4) Year built – late 1980’s or later
5) Location – nationwide, but not in Michigan
6) Off-market properties are preferred
7) Buyer is experienced - properties in many states and over 50,000 units
8) Not interested in single properties – only portfolios

Are these reo's? Do the properties in Texas and Orlando meet the following criteria:
Class B+ and greater
Cap Rate on trailing 12 of 8% or higher
At least 90% occupancy or greater
Located in a major metropolitan area
Property near major employment centers, near major transportation hubs, near major retail establishments, and located away from areas that have newer properties in lease-up or slated to be opened in the near future.
