I am looking for quick closing financing on apartment deals .This can be in the form of bridge loans, hard money ect..Just need to get the property closed faster than the the traditional 60 or 90 days for commercial loans. After we short term finance, we will then refinance within several months or a year to permanent financing. Thanks Demetrius
One more thing... Depending on the valuation approach, the target could appraise at $7.8m. This would have a cap rate of 12.3%. If appraised at this level the B to C transaction would be 78% CLTV. Would this something you could assist with?
I am actually working on acquiring an apartment complex as a part of a ABC transaction. For the B to C, I am securing financing up to 90% CLTV (60% 1st and 40% subordinate) on $6.8mil. Do you know of any lenders that would allow up to 95% LTV or CLTV?
