SFRs ONLY(3+/2+); Bulk portfolios or individuals ok. Areas needed GA(Atlanta Metro and Macon…no war zones 30310,311,313, 314,318), FL( South Tri-County and Jacksonville), TN, NC; Built 1980 or newer and in ANY CONDITION (ok…well, maybe not burnt out shells ). Price range $80-$90k or less. CAN CLOSE in 2 weeks, or LESS!!
SFRs ONLY(3+/2+); Bulk portfolios preferred…however onesies & twosies ok. Areas needed GA(North Atlanta), TX and FL; Built 1993 or newer Minor Cosmetic Rehab only… any new home builders with standing inventory is ideal; Price range and location of homes in desired areas same as Buyer 3. Will take about 30 days to close.
SFRs(3+/2+ most areas, CA 2+/1+) Townhomes/Condos(2+/1+), 2-4 Unit MFs(2+/1+); BULK PORTFOLIOS ONLY( packages ideally with a min of 10+…NO onesies, twosies); Areas CA(Northern and Southern), GA(Atlanta Metro), FL(Tampa, Orlando, Miami), NC(Charlotte), TN(Memphis); No AGE restrictions and ANY CONDITION (no burn-outs or shells); A big plus is price range is open(within reason) in that paying retail prices specific to each area is very doable. Property required to be located in high demand rental areas where people desire to live AND areas that are SAFE(relatively speaking)…i.e. you are not afraid to dispatch your daughter to pick up the rent check…and let’s add, at night if necessary). Will take about 30 days to close.
I do have other Buyers with various needs and for various locations so you are welcome to submit deals as you they become available…but these 3 are keeping me very busy.
