Hi Dennis,
Give me a call. 805-340-6017 As of Dec. 29th, the deal sweetened a bit. We've added another building to the deal. Now we're looking for an investor with $1,000,000 to put in for 80% ownership. We are willing to offer 10% interest if a private lender comes in, secured by the property. I haven't any new update yet on the proposed deal change but we at least have the original deal if we want it. Both buildings are completely restored and with the second building added, we are at about 70% occupancy so there's a lot of room to grow. CAP is about 8% on actual current NOI (before we fill the vacancies.) Leases out till 2015, mostly city offices so it's a rock-solid property.
