DK Financial Services operates as both Commercial Real Estate Financing Brokers and Commercial Real Estate Correspondent Lenders. Our business model is based upon comprehensive financial services to better serve our clients who are seeking the best financing deal for their investment objectives. As comprehensive brokers, we provide expert services to our clients and also to our funding lenders/investors. Our business model includes a contractual relationship with selected funding lenders/investors who employ the loan structuring and loan underwriting skills provided by the experienced staff of DK Financial Services.
As a comprehensive financial services firm, we perform a variety of loan origination tasks, which include finding, counseling and qualifying borrowers, taking applications, checking credit, verifying industry experience and borrower net worth. As Commercial Real Estate Financing Brokers, we maintain working relationships with many financing sources in the market place. We study the financing programs provided by lenders and we match our clients to appropriate financing methods. All commercial real estate mortgage brokers should perform this level of service and forward client information to financing sources. DK Financial Services goes one step further to assist our clients in maximizing the loan closing process. Our entrepreneurial, financial and real estate development experience qualifies us to recommend loan structures and perform loan underwriting to the standards of the funding providers that we work with. We can analyze investor pro-forma data and determine economic and business unit feasibility. We provide anticipatory deal underwriting to facilitate the lenders review for a speedy loan approval. In some cases, we provide contractual services to restructure and repackage our clients’ loan request to meet the expectations of the lender and obtain a loan approval that will process to a loan closing. When DK Financial operates primarily as a Commercial Real Estate Financing Broker, our borrowing clients are presented with a fee based contract for their consideration. All our funding fees are made contingent upon loan closing. If the loan does not close, we have not earned the agreed fee.
The principals of DK Financial Services have amassed over forty (40) years of real estate development and financing expertise. That experience, coupled with an excellent track record for originating quality loan deals for funding sources, has allowed our business to function as Correspondent Lenders for selected lenders/investors. We have contractual relationships with selective sources that require us to use our underwriting and loan structuring skills to lead a loan review to a loan approval. The package of services that we perform for our lenders/investors allow them, in some cases, to free up their loan staff time during the deal information gathering , review and underwriting process. For private investors/lenders we perform the complete underwriting process through deal approval. When we match a borrowing client with a lender that we are contracted to complete underwriting and loan approval, our client works directly with the funding source after we have made a recommendation for loan approval with underwriting documentation. In cases where we have lender contract obligations, our client does not sign a contract with us. The lender/investor covers our business exposure fees. In all cases, our business fees are contingent upon the actual loan closing and funding.
