Acquisition Criteria

In partnership with the Platinum Commercial Team, KMT Real Properties is seeking to acquire commercial income producing properties in most parts of the United States. Specifically, our organization is looking for value-added opportunities and real estate with significant upside potential, properties that are significantly discounted based upon current market value. In addition, we are particularly looking for great terms such as seller financing, Master Lease Options (MLO), Joint Venture opportunities and other favorable financing options.

PROPERTY TYPE PREFERENCE: We currently have a strong interest in the following property types:
(1) Apartment Buildings (2) Self Storage (3) Senior Living Facilities (4) Assisted Living Facilities and (5) Mobile Home Parks (MHP). In addition, Office Buildings and Complexes are considered, especially in improving and appreciating markets.
We generally seek small to mid-sized buildings or properties in the $2M to $20M price range, however we will consider larger deals given the right opportunity. We have the experience and expertise necessary to acquire under-performing real estate and invest the necessary capital and human resources to bring the property to its fullest potential.

LOCATION AND MARKETS: We are interested in markets and locations where the local economy and commercial real estate market conditions are stable, improving and/or appreciating. We are looking at real estate opportunities anywhere from downtown to the edge of progress in major cities and in towns and suburbs outside of major metropolitan areas. Properties that are located in the following states are given the highest priority by KMT Real Properties: California, Nevada, Texas, Arizona, New Mexico, Oregon and Washington.

LISTING/SELLER BROKER RELATIONSHIPS: Our preference is to work directly with the owner/seller of a given property, however when there is a Listing Broker involved, we make every effort to bring about a winning solution for all parties in the final transaction. In working with creativity and harmony, our policy is to establish a good working relationship with the selling broker.
