hard money

I am looking for a hard money loan that is direct.

My borrower is purchasing a vacant industrial property at $900K and needs a loan for $300K.

His credit is bad, so he is looking for this for probably a year.

If you are direct or have the funds, please contact me.

He has already been offered 10% with 5 points or 7% with 7 points and that is too much.

Properties Wanted

I have a CASH buyer that wants units or commercial anywhere in the U.S.   Likes the west coast or NY.

Must be direct, not on the market and be priced right to keep or flip if under market.

WARNING!!!

I want to let you all know of some incidents that happened to my business partner and myself.

David Montano of Empire Real Estate Solutions and Dion Garnet from GNet Holdings  took upfront fees and then did not deliver a lender or a loan.    Both circumvented the broker, loan officer and Realtor to get to the bank.  Needless to say, we were never paid and our non-circumvent was worthless to them.
