A Bit About Me
Biography

I am the President and CEO of Emerald Crest Ventures Group. I will oversee the day-to-day operations, management, and the company’s bottom-line.

In addition, I will also be focusing on the company’s short and long term strategies, which includes marketing, establishing professional relationships and procuring management methodologies (I feel that by wearing different hats it will give me the overall control of my company thereby focusing and setting a proactive platform that will implement sound management decisions throughout every facet of the operation process in my company.)

Prior to the formation of my company, I bring to the table 22 years experience (1982-2004) in professional property management including H.R. management and maintenance contracting experience, which includes managing large multi-family apartments (180+ units) properties and large full-serviced (up to 300 rooms) full-serviced hotels.


Mr. Lima is also an active participant in community meetings where he learns the day-to-day issues people deal with in their community. He also attends government-related seminars and conferences whenever they are available so as to learn the problems people and businesses are facing as well as gathering information as well as establishing connections.
Mr. Lima has always been passionate about taking care of his own as well as their needs. His main focus is on senior citizens, the disabled as well as young, struggling families. These demographic groups are always evolving, at the same time cost of living, and among other reasons, are generally out of their financial reach. Mr. Lima has set his heart on them because his main drive is to see them live with dignity and enabling them to continue being part of social environments and gatherings as well as continuing to contribute to local economy. Mr. Lima’s ideas is to help build foundations that allow people to break the habit of having to live paycheck to paycheck or feel restricted to monthly “Capped” checks (subsidy) - it is about having a balance in their lives in order to enjoy moments with family and friends as well being part of the economy. Imagine for a moment not being able to experience a nice family meal among your family and friends at a nice restaurant or go to the café for nice lunch or hot cup of Java, taking the whole family to experience the whole movie theatre experience or even taking your little ones to the merry-go-around - all of these moments is who we are – we work to sustain ourselves, but we have fun to balance stress in our lives as well as spend quality time with the ones we love.
The other main reason that is so crucial to the success of Mr. Lima’s company is to create jobs. Whether it is short-term or long-term construction job, a landscaping job or good down-to-earth customer-service job, it is about personal gratification as well as helping others in process as well as helping the economy overall through tax revenue - “Breaking the mold” is the hallmark of Emerald Crest Ventures Group’s success. What Do You Need
The purpose of the loan is to purchase commercial real estate, which would allow my company to grow. The amount of the loan is between $750,000.00 to $10MM – this range will determine if I purchase either one property or several distressed properties in excellent locations.
What Do You Offer
My name is Robert Cristino Lima and I am a borrower/principal that is very much interested in applying for a loan with your firm.

I came to you with hopes that I may raise capital by obtaining either a short-term ARM, BLOC, VC/VP or as an EP (this is further explained at the bottom of this letter.)

If this is a VC/VP endeavor, here is how the investors will be compensated...
• Monthly (Cash-Flow) payments will be sent to the investor via trust fund bank transfer.

• The monthly payments will come from the monthly cash-flow (after expenses) from the subject property.

• The investor will be getting his/her monthly returns (ROI) by checks (or wire transfer) as well as on a printed document showing the disbursement amount (this is important for tax purposes).

• The monthly payment (NOI) is generally, divided among the borrower and the investor 50% - 50%, but the percentage can also depend on the initial negotiation as well as the investors involved.

• Along with the investor’s monthly payment, he/she will get a monthly copy of the expense report, which is either e-mailed or faxed to the investor.

• For example, an investment amount is $10MM. The investor expects to receive at least an ROI between 10% and 20% (in most cases) or $1MM / $2MM respectively which is a relatively easy task to obtain (20% up to 25% is attainable when more properties are present.)

Of course, the above information is a true statement in its context. It is also true that the more (purchased) commercial real estate properties there is the better is the ROI, which
makes for a much better yield/incentive.


The owner of E.C.V.G. will creatively purchase properties with the investment which will enable the company to develop a portfolio (net-worth). In addition, the benefit will also create a handsome profitability profile; create a strong valuation foundation as well as creating an excellent yield (ROI.) for both investors (contributors/partners) as well as the President of E.C.V.G. (to better evaluate the President’s strength in this respect please refer to pages 18 and 19 in his customized business plan including his “A” Team which will also enhance the strength of this company.)
