Refinance 110K of Private Investors in 3.5 Million Dollar Property.

We have a 34,000 SF office building in Raleigh, NC. Purchased last August with 110K from private investors at 15% interest, 2.3 Million Dollar Mortgage, rest was cash.

The property was purchased at 40% leased and 70% occupied for 2.75 Million. Appraised for 3.2 Million and is now 98% leased... on a 10 CAP its worth around 3.5-3.7 Million.

We are seeking an investor or investors to replace our short term investors at 10% interest only for 5 years until the property could be refinanced without a prepayment penalty.
