hope you are doing well. I have a client for whom this proeprty would be a great fit and this client is actively looking. However, the deal will not work for him at a 6 cap. Is there any reason that your compnay would consider an offer at an 8 cap. If that is the case I can get my client to submit an LOI. With the remaining term on the exisitng lease being less thna 10 years a cap rate at 8 or higher would make my client move on this deal. Please let me know.
