I am a direct source of commercial funds for you and your clients to $5M with a 650 + FICO in al 50 states . No VOE just lease agreements , rent rolls and 3 months bank statements to source purchase funds. No fancy formulas. LTV'S as high as 75% for apartments and units/mixed use.
Bad FICO not a problem if property is in CA or NV. Then LTV to 65% and loans to $10,000,000.
